

Project Overview
Located at the southwest corner of Bolsa Chica Street and Warner Avenue, Bolsa Chica Senior Care Community is a proposed state-licensed senior care community offering a mix of Assisted Living and Memory Care services for the elderly. Residents will be able to enjoy a wide array of both indoor and outdoor amenities and services tailored to their needs.
As the average age of Huntington Beach’s population continues to rise, the City’s elderly are searching for a home where they can “age in place” close to their social network of family and friends. We look forward to providing a tailored option for elderly residents to foster a sense of belonging, support, and lifelong enrichment.

Meaningful improvements were made to the proposed facility, while it still provides quality care for elderly Huntington Beach residents.
Height was reduced from 65 feet to 49.5 feet, under the current code requirement of 50 feet.
5th floor was removed entirely.
Revised building has 3 and 4-story elevations throughout, with the 3-story elevation along Bolsa Chica and Warner.
Gross square footage was reduced from 300,000 to 205,000 (net reduction of 95,000).
Units were reduced from 202 to 159 (net reduction of 43).
Independent Living was eliminated entirely, so only Assisted Living and Memory Care remain.
Street setbacks increased on 3 sides, exceeding the current code requirement of 10 feet.
Warner setback increased from 10 feet to 12 feet.
South setback increased form 24 feet to 60 feet.
West setback increased from 24 feet to 37 feet.
Landscaping increased from 14% to 16% of site area, which exceeds the current code requirement of 8%.
